Solicitors

When buying a house or remortgaging, you will need to use a solicitor to carry out the transaction.

The cost of solicitors varies considerably but so does the service they provide.

Buying your home is a big investment so it stands to reason you should do all you can to get the best advice possible. Having a good solicitor will significantly reduce your stress levels. There’s nothing worse than not being able to get through to your solicitor and leaving yet another message.

When shopping around be mindful of hidden costs. It is quite common for solicitors to quote a figure and then during the process reveal lots of hidden costs. Make sure your quote includes the cost of verifying your ID and the telegraphic transfer costs. These are the most common “hidden charges”. It can be quite hard to get a quote with a definitive cost. Of course, sometimes things crop up unexpectedly which a solicitor couldn’t have predicted and therefore the amount of work and expenditure will go up. Make sure you let the solicitor know if the property is a leasehold, a new build or if you own more than one property, as these affect the costs.

Excel Mortgages recommend a number of solicitors but have no tie-ins and always recommend based on what we truly believe will be best for you. We can discuss your circumstances and get you a competitive, no commitment quote.

One of the problems in the industry is how professionals get paid for introducing you to solicitors. Don’t get me wrong, we all get paid for introducing professional services, but there are many estate agents who recommend a solicitor so that they get paid and have little to no interest in the quality of service you receive.
