If you already have a mortgage you may be able to port it (keep your current deal and move it onto your new home). The advantage to this is that you won’t have to pay any Early Redemption Penalties and if your current rate is cheaper than the rates available at the moment it may seem like a no-brainer. This isn’t always the case though as you may make a rod for your own back by having two different products which are tied into two different dates which could cause significant issues in the future.
